Some roofs can be repaired. This one couldn't. When we got up on this Lima home, it was clear the old roof had been fighting a losing battle for a long time - deteriorated shingles, failed flashing around the pipe penetrations, and sheathing underneath that had seen better days. A patch job would have been a waste of everyone's money.

So we did it right. We tore everything off down to the bare structure. That exposed the old skip-sheathing underneath - those spaced wood strips that were common on older homes. New solid decking went on over all of it, giving us a proper, continuous surface to build from. That step alone makes a huge difference in how the finished roof performs and holds up long-term.

From there, we installed full synthetic underlayment across the entire deck before a single shingle went down. Synthetic underlayment is a significant upgrade over old felt paper - it's more tear-resistant, handles moisture better, and gives you a much stronger secondary barrier if water ever finds its way under the shingles. Then came Owens Corning Duration shingles in Onyx Black. Duration shingles are a workhorse product - great warranty, solid wind resistance, and they look sharp on just about any house.

We also replaced the soffit and fascia to finish the job off clean. New fascia ties the roofline together and protects the edges where a lot of water damage tends to start. It's one of those details that separates a complete roof replacement from just throwing shingles on top of old problems.

The difference between before and after on this one is hard to miss. A roof that was failing at multiple points is now a solid, clean system built to last. If your roof is showing the kind of wear we saw here - cracked shingles, damaged flashing, gutters full of granules - it might be time to have someone take a serious look at it.
